Interior demolition takes a space back to its bare structure and clean framing. Walls, ceilings, flooring, storefronts, fixtures and built-ins come out, and the frame and slab stay. Most of this work is commercial tenant space, retail boxes and offices getting ready for a new finish-out. A strip-out clears the old layout so the build-back crew starts on an empty, measured shell. Debris drops straight into dumpsters we set at the door and leaves on our trucks.
Houses get the same treatment on a smaller scale. We gut kitchens and bathrooms to the studs so the remodel crew starts on clean framing. Cabinets, counters, tile, tubs, drywall and subfloor come out of the room in one pass. That is a different job from taking a whole house down, where the slab goes too. It is also different from a full building teardown, where nothing is left standing.
Yes, on most jobs. We phase the work and take the part of the building that is already closed off. Temporary walls, poly and floor protection go up between our side and the side that stays open. Sprinkler heads, electrical panels, storefront glass and finishes that stay get covered before anything comes down. We build the schedule around the tenant's hours and the store's slow days.
Start and stop times get set with the building owner or the general contractor before day one. Loud breaking can run after close or early in the morning while the doors are locked. Machines are sized for the opening they have to fit through and the floor they sit on. A Bobcat E88 and our skid loaders move through a double door and work inside a finished space. Crews run this work in Burleson, across Fort Worth and out to the retail centers in Arlington.
Plenty of interior jobs go below the floor. A saw crew cuts the slab on the lines the plans show, and we lift the sections out. Under that opening we dig for new plumbing runs, grease traps, pits, footings or an equipment base. A compact excavator does the digging inside, with the columns and roof still overhead. The hole gets backfilled and packed in lifts once the new work under it is finished.
Everything that comes out has to travel back through the building to a truck. Broken slab loads into a bucket or a dumpster and rides out the doors the crew came in. That is a different job from breaking out a driveway outside, where the machine has open sky. Spoil from the dig leaves the same way and goes out on our trailers. That side of the work matches our cut and fill work outdoors.
Yes, for commercial and public buildings. Texas rules require an asbestos survey before any renovation or dismantling inside those buildings. The rule reaches the prep work ahead of a partial or a complete demolition. A DSHS licensed asbestos inspector has to run that survey inside a public building. The federal asbestos NESHAP rule calls for a thorough inspection of the work area as well.
The state also has to be notified at least 10 working days before a demolition. That holds even when no asbestos is found. We are a demolition contractor, and we do not do asbestos, lead or mold abatement. When a survey finds asbestos, a licensed abatement contractor removes it before our crews start.
