Alvarado is the oldest town in Johnson County, and the land here shows its age. Old farmhouses sit on acreage that has stayed in one family for generations. Barns lean. Sheds rot down. Then the property sells and something has to come off it first. The other Alvarado is going up out by the highway. Warehouses and distribution buildings keep landing near I-35W and out along FM 917. Both of those jobs need the same thing. Somebody has to take down what is there and hand back clean, level dirt. We are based in Burleson, about 12 minutes north of you.
We are Texas Best Demolition. Monty Cain runs it and has spent decades on demolition and dirt work in Johnson County. He built and sold another demolition company here before this one. We have about 20 people on the payroll and own the equipment we run. That includes excavators from compact machines up to a Kobelco 350, plus dozers, wheel loaders, and skid loaders. A lot of Alvarado work starts the same way. Somebody inherits ten or twenty acres off a county road and wants it usable again. There is a 1940s farmhouse, a hay barn, a well house, and years of scrap iron. Some of it is worth saving. Most of it is not. We sort that out with you before a machine moves. Old barns need care. The framing is often heavy timber and the sheet metal comes off in pieces that cut. We take them down in order instead of pushing them over.
Mobile homes come up often out here. Older single-wides and double-wides sit on land near Alvarado Park Lake and along the FM roads. They get skirted, added onto, and left when the family moves. We pull the anchors, break the unit down, and load it out. The pad and the old piers come out with it. Once the structure is gone, the dirt work starts. We grade the spot flat so it drains away from where the house sat. Some owners want a pond dug while the excavator is already on site.
Where the property sits changes the paperwork. Inside Alvarado city limits, teardowns go through City Hall on West College Street. The city can tell you what a demolition needs and what it costs. Their number is 817-790-3351, and rules do change, so call and confirm. Plenty of Alvarado addresses are not in the city at all. Land out toward Venus or Grandview often sits in unincorporated Johnson County. That land follows county rules instead of city ones, which are usually lighter for a teardown. We can help you figure out which one you are in. Utilities have to be cut and capped either way.
The other half of Alvarado is commercial. Buildings near the I-35W corridor and along FM 917 come down to make room for new pads and lots. That work runs on a schedule, and the site has to be ready when the next crew shows up. We are set up for it. We run 17 to 18 house demolitions at one time right now, plus commercial jobs. We own the trucks and dumpsters, so we do not wait on a hauling company. When the last load leaves, you get graded dirt that is ready for whatever comes next.
