Demolition and Dirt Work in Venus From One Company

We handle demolition and dirt work in Venus, about 15 miles southeast of Burleson in northeastern Johnson County. US 67 passes through town north of its center, and FM 157 runs along Main, 8th and 7th Streets. FM 157 heads north toward Mansfield, and US 67 leads west 7 miles to Alvarado. Venus was once called Gossip and took its name in honor of a local physician's daughter. About two in three homes here were built in 2010 or later, and the median home dates to 2014. The town sits on the county's eastern Blackland Prairie side, where the soils are deep and clayey.

We are based in Burleson, and decades of demolition and dirt work sit behind the company. An earlier Burleson demolition company was built and sold before this one. The people behind this company have also run dirt work and roll-off dumpster businesses. About 20 people work here, and we keep 17 to 18 house demolitions going at the same time. In Venus, we take on older home demolition and garage and shed teardowns. We also handle old slab and driveway removal and the digging and dirt work a new lot needs. Estimates are free, and we price every job at the property.

Building Pads and Lot Grading for New Homes in Venus

Venus more than tripled in population from 2000 to 2010 as the metro area spread south. The Census counted 2,960 people in 2010 and 4,361 in 2020, a gain of about 47 percent. The Census Bureau's estimate for 2020 to 2024 puts the town at 6,745 people. Of 1,753 homes in Venus, 513 went up in 2020 or later and 643 from 2010 to 2019. A new house on a bare lot starts with dirt work. The lot needs a level pad for the slab and ground shaped to the builder's plan.

Venus has adopted the 2021 International Residential Code, and new homes need a building permit. A permit for a new single-family home calls for a plan set with engineered foundation plans and a plot plan. The deep Blackland Prairie clay here swells when wet and shrinks when dry. We build each pad for a new Venus home to the elevations and specs the builder or engineer gives us. When a pad needs more height, we truck fill dirt in on our own end-dump trailers. Our dozers and skid loaders then grade the rest of the lot to the plan. Builders can also keep a roll-off dumpster on the lot while the house goes up.

Tearing Down Older Buildings in Venus

In the late 1880s, J. C. Smyth bought eighty acres of abandoned cornfield and laid off town lots. A post office opened in 1888, and two railroads met in town by 1890. Venus voted to incorporate in 1903. Census estimates still count 76 homes here built in 1939 or earlier. Homes built before 1980 can hold asbestos in siding or old floor tile. Texas requires an asbestos survey by a licensed inspector before renovation or demolition of public and commercial buildings. Where the rules require it, a survey and licensed abatement come before any teardown.

For an older house, we bring up the survey question at the estimate. After the utilities are shut off, an excavator takes the house down and loads our roll-off dumpsters. Our excavators range from a compact Bobcat E88 for tight lots up to a Kobelco 350. Detached garages and sheds come down the same way. You keep whatever you want set aside, and the rest leaves in our dumpsters. Old slabs and footings get broken out and leave on our own trucks. Then we grade the lot so it is ready for the next build.

Venus FAQ

Questions From Venus Property Owners

A few of the questions we hear most around Venus. Don't see yours? Call us and ask.

Call (817) 564-4360

Do I need a permit to tear down a house or shed in Venus?
To find out, fill out the City of Venus Permit Determination Form. The form asks you to describe the job with dimensions and a sketch if possible. The Chief Building Official reviews it and returns a written determination. The city puts getting the proper permits on the property owner or the contractor. The Planning and Permits office on West US Highway 67 confirms the current rules for your address.
Can you build a house pad on Venus clay?
Yes, and we build it to the elevations and specs the builder or engineer gives us. Venus sits in eastern Johnson County, on Blackland Prairie with deep, clayey soils. That clay swells when it gets wet and shrinks as it dries. When the plan calls for density testing, a testing lab does it.
Do you haul the dirt and debris yourselves?
Yes, debris and dirt leave on our own trucks and trailers. Three roll-off trucks move about 75 dumpsters, and road tractors pull our high-side end-dump trailers. When a pad or a low spot needs fill, we haul it in. We do not sell dirt; the fill comes in as part of the job.
