We start by looking at the unit and the ground around it. The first question is access, since the excavator and the roll-off truck both need room. On Johnson County acreage there is usually plenty of room to work. In an older park or on a tight lot, we bring a smaller machine. Utilities have to be off at the unit before anything comes down. We check for a septic tank or a propane tank while we are out there. Then you get a price for the finished job, and the estimate is free.
Demo day is machine work, and a trailer comes apart faster than a house. The excavator works the unit from one end while a skid loader feeds the dumpster. Walls and roof break down into pieces that fit in a roll-off. The steel frame comes out last, after the wood and insulation are off it. Many single-wides come down and haul out in a day, and a double-wide takes longer. Nothing gets burned and nothing gets buried on your land. Every load leaves on our trucks and in our dumpsters.
People ask if the trailer can be pulled off in one piece instead. Sometimes it can, and on a newer unit that is worth asking about. On an old single-wide it rarely pays off. The frame is rusted and the floor is soft, so the unit can come apart on the road. Moving one whole also takes permits and a transport rig. Then you still need somewhere for it to go. Most old trailers have no buyer waiting at the other end. So the money goes into moving a unit nobody wants.
Tearing the unit down where it sits is usually cheaper and cleaner. The debris goes into our dumpsters instead of onto a lowboy trailer. Nothing sits on your land for weeks while a mover works out a route. We also clear the pad while the machines are already there. That is the part owners forget when they price out a move to another lot. If your unit is newer and worth moving, we will say so at the estimate. You get the read on your trailer before anything gets torn up.
A trailer leaves more behind than most owners expect. Under the frame there are concrete piers or stacks of block. Tie-down straps run into the ground at the corners. Skirting and steps come off with the unit, and so does an old porch. Water and sewer stubs stick up where the trailer sat. We pull all of it out so the pad is clean ground again. Our roll-off trucks cycle the debris off while the work goes on. That is why we run three trucks and about 75 dumpsters.
Once the trailer and the piers are gone, we grade the pad flat. Low spots get filled and the ground gets shaped so water runs off it. That leaves a lot you can set a new manufactured home on. Some owners put up a barn or a shop instead. Others just want the acreage mowable again after years of looking at an old trailer. We do this work around Burleson, Fort Worth and Arlington.
