Mansfield has grown fast, and older parts of town come down and get rebuilt. We work all over the city, from the downtown blocks around Main and Broad Street to the newer sections. Some lots hold a small frame house from the 1950s that a builder wants cleared. Others hold an old metal shop or a barn on land that used to be pasture. Out toward Walnut Creek Valley and the south edge of town, acreage tracts still need real dirt work. We are based in Burleson, about fifteen minutes west of Mansfield. Demolition is the main thing we do in Mansfield. We take down houses, commercial buildings, mobile homes, and pools. We break out and haul off concrete driveways, slabs, patios, and parking lots. We also handle excavation, dirt work, grading, site prep, and pond building. We own three roll-off trucks and about 75 dumpsters for the haul off. Our machines run from compact excavators up to a Kobelco 350. We also run dozers and loaders, from wheel loaders down to skid loaders. The City of Mansfield has its own demolition permit application, and it is one form per building. The form asks for the job address, the county, the lot and block, and a description of the structure. It states that the contractor must have water, sewer, electric, and gas disconnected before demolition starts. It also puts removal of foundations, fences, light posts, and underground structures on the contractor. The permit goes void if work does not start within 180 days. Rules and fees change, so check with the Building Safety Department before you count on any of this.
One line on that form matters for your budget. It says all material has to be hauled and disposed of at an approved site outside the city limits. So a house in Mansfield cannot be buried in the hole it came out of. We use our own roll-off trucks and dumpsters, so debris leaves your lot for a permitted facility. The form also asks whether an asbestos survey was done under state and federal rules. If it has not been done, the form puts that on the owner before the permit is issued.
Mansfield sits in three counties, with most of it in Tarrant and pieces in Johnson and Ellis. The edges of town still look rural, and those tracts are where the dirt work happens. We clear old fence lines and pull stumps. We cut pads for a new shop or a new house. We shape drainage so water leaves the building instead of standing against it. We build ponds and stock tanks, and we clean out old ones that silted in. A pond needs a good clay bottom, so we check the soil before we dig.
Closer in, the work looks different. Lots along Main Street and the FM 157 corridor get bought for something new. The old building comes down and the slab comes out. Then we level the site for the builder. In neighborhoods like Garden Heights or Lowe's Farm, a tear down is tight work between two houses. We size the machine to the lot, so a compact excavator often does better than a big one. On open commercial ground off Highway 287, we bring the Kobelco 350 and move faster.
