How Much Does It Cost to Demolish a Garage in Fort Worth?

Fixr puts garage demolition at $1,600 to $6,000, with a national average of $3,500. Per square foot, Fixr’s average runs $4 to $8, and HomeAdvisor’s table lists $4 to $10. For a Fort Worth garage, square footage sets the starting point. The building material and the slab under it move the number from there.

What does it cost to demolish a garage by size?

A 24 x 24 garage gets its own lines in Fixr’s guide. Fixr says most people pay around $3,500 to inspect and demolish a 24 x 24 detached garage. That figure has the contractor disposing of the waste. For detached garage demolition at that size, Fixr’s range runs $2,300 to $3,450.

An attached 24 x 24 runs $3,500 to $4,600 in Fixr’s numbers. On an attached garage, the shared wall gets cut and your builder closes the opening back up. On a detached garage, our machine works from the far side in, away from the house.

Why does one garage cost more to tear down than another?

Material. Fixr prices a wood garage at $1,500 to $3,500 and a metal one at $2,000 to $3,000. A concrete garage runs $2,500 to $6,000, and brick runs $4,500 to $7,000. Per square foot, Fixr’s rate can start as low as $2 for an extremely old, run-down garage. It goes up to $15 for one built of brick or concrete.

Location. Fixr says a garage demolition in a rural area costs around $2,000. In an urban area, Fixr puts it up to $10,000 when the garage is attached to another structure.

Scope. The cost to tear down a garage also depends on what the quote covers. Fixr prices a knockdown at $1,150 to $3,500. Complete demolition with labor runs $2,300 to $4,600 in Fixr’s numbers. Ask which one a quote covers before you compare two of them.

Access. A garage off an alley or a wide driveway is easy to reach. One behind the house with a narrow gate needs a smaller machine, and that adds hours.

Is it cheaper to demolish and rebuild a garage?

Fixr puts demolishing and rebuilding a garage at $24,000 to $70,000, and most of that is the new garage. Fixr’s teardown range of $1,600 to $6,000 is a small slice of it. So the teardown price rarely decides the question. The shape of the old garage does.

Sound framing and a level slab make a repair worth pricing. Rotted framing or a slab that has heaved makes a new build worth pricing. Price both before you decide.

What does shed removal cost?

HomeGuide puts shed removal at $200 to $2,000, depending on size, material, location and condition. Fixr says shed demolition averages $500 to $3,500. HomeAdvisor’s table lists a shed at $250 to $3,000.

HomeGuide also prices sheds by size. An 8 x 12 shed runs $400 to $1,800, and a 10 x 12 runs $600 to $2,200. A 10 x 16 runs $800 to $2,800, and a 12 x 24 runs $1,200 to $3,500. HomeGuide adds that many pros charge minimum fees of $150 to $200.

A shed in good shape may find a new home instead. HomeGuide suggests posting it for sale or for free on Craigslist or Facebook Marketplace. Someone may take it off your hands. A shed with power or plumbing needs a professional to disconnect and cap those lines before demolition, per HomeGuide.

Carports, wood decks and lean-tos come down with the same machines. Carport removal goes on the same estimate as the garage or shed beside it.

What does barn demolition cost?

Fixr puts barn demolition between $1,200 and $25,000. HomeAdvisor says demolishing a barn or shed costs $50 to $100 per hour, or $400 to $7,000 for the job. The cost to tear down a barn swings that far because barns differ in size and framing.

Pole barn posts sit deep in the ground, and our excavators pull them out whole. Heavy timber frames and long runs of tin take more machine time than a stud-wall garage. A barn out on acreage gets a bigger excavator, up to a Kobelco 270 or 350.

Tell us which lumber, gates or sheets of tin you want to keep, and we set them aside first. The rest leaves in our dumpsters and on our end-dump trailers. Anything you want from inside the barn should come out before the start date.

What does it cost to take out the slab?

The slab is often its own line on a quote. Fixr says a concrete slab foundation can add up to $1,500 to a garage demolition. For sheds, HomeGuide puts demolishing and removing one with a slab foundation at $1,200 to $3,500, including disposal fees. HomeGuide adds that breaking up the slab can more than double the cost of shed removal, because of the weight.

Much of Tarrant and Johnson County sits on heavy clay that swells wet and shrinks dry. Old garage slabs here are often cracked or tilted by the time the garage comes down. You can leave the slab in place if you plan to park or build on it. Whether it stays is your call.

When the slab comes out, an excavator with a breaker cracks it into pieces that load straight into our dumpsters. Our garage slab removal runs on the same visit as the teardown, and the ground gets graded flat. Clean concrete can go to Big City Crushed Concrete, which takes it free at its Fort Worth and Arlington yards.

Do you need a permit to tear down a garage in Fort Worth?

Yes. Fort Worth requires a wrecking and razing permit through Development Services before a structure comes down. The application’s residential side lists Accessory Structure, the category a detached garage, shed or barn falls under. A separate permit is required for each structure, so a garage and a shed on one lot mean two permits.

The form asks for the exact square footage of the structure being demolished. That is the same number the cost guides price from, so measure once and use it twice. A site plan marks which building is coming down when the lot holds several. The city sets the fee for the address, so confirm the current amount with Development Services.

Our Fort Worth wrecking permit guide walks through the rest of the application. Outside Fort Worth, the permit desk changes. Burleson’s building permit form lists Demolition as a class of work, beside boxes for an accessory building and carport. The city’s Building Permit and Inspection Department issues those permits.

Pulling footings or pole barn posts means digging. The One-Call Board of Texas says you or your contractor must notify 811 at least two business days before digging. Weekends and holidays do not count.

What else can add to the cost?

Debris. Fixr puts debris clean-up after a garage demolition at $200 to $600. On our jobs, the debris drops into our own roll-off dumpsters as the building comes down. Our trucks carry the loads off as the work goes.

Asbestos and lead paint. Fixr says asbestos or lead-based paint that must be disposed of safely adds $400 to $5,000 to the cleanup cost. Homes built before 1980 can hold asbestos in siding or old floor tile, and older garages can too. Under the NESHAP asbestos rule, a survey comes before renovation or demolition of a covered building. We are a demolition and dirt-work contractor, so a survey and licensed abatement come first where the rules require them.

Utilities. Power, gas and water to a garage or shop have to be off before a machine touches it. In Fort Worth, the contractor handles the utility-disconnect verification. Each provider runs on its own schedule, so that request goes in early.

The street. A dumpster or truck parked in the street needs a Fort Worth Temporary Street Use Permit. It takes 3 to 5 business days, so we plan for it when the driveway is too tight.
